This Privacy Policy describes how AQESTRA LLC (“AQESTRA,” “we,” “us,” or “our”), operating the PropIntel platform at app.propintel.co (“PropIntel” or the “Service”), collects, uses, and shares information about you when you use our website and services. By using PropIntel, you agree to the collection and use of information as described in this policy.
1. Information We Collect
1.1 Account Information
When you create a PropIntel account, we collect information through our authentication provider, Clerk, including your name, email address, and profile information. We do not store your password directly — authentication is handled entirely by Clerk.
1.2 Payment Information
Subscription payments are processed by Stripe. We do not receive, store, or have access to your full credit card number, debit card number, or bank account details. Stripe provides us with limited information such as the last four digits of your card, card brand, and billing address for record-keeping and support purposes.
1.3 Usage Data
We collect information about how you interact with PropIntel, including:
- Property searches, filters applied, and search history
- AI deal scoring requests and results
- Properties viewed, saved, and exported
- Features accessed and frequency of use
- Custom deal profiles you create
1.4 Device and Technical Information
We automatically collect device and browser information when you access PropIntel, including your IP address, browser type and version, operating system, screen resolution, and referring URL.
1.5 Location Data
PropIntel’s Drive-for-Dollars (D4D) mode may request access to your device’s GPS location. This access requires your explicit consent through your browser’s location permission prompt. Location data collected in D4D mode is used solely to display your position on the map relative to nearby properties and is not stored on our servers.
2. How We Use Your Information
We use the information we collect to:
- Provide, maintain, and improve the PropIntel platform
- Process AI deal scoring by sending property data to our AI provider for analysis
- Process subscription payments and manage your account
- Enforce subscription tier limits and usage tracking
- Send transactional communications such as saved search alerts and account notifications
- Provide customer support
- Analyze usage patterns to improve features and performance
- Detect and prevent fraud, abuse, and violations of our Acceptable Use Policy

PropIntel integrates with the following third-party services that may receive or process your data:

Each third-party service is governed by its own privacy policy. We encourage you to review those policies. We do not sell your personal information to any third party.
3.1 AI Data Processing
We use artificial intelligence and machine learning technologies to analyze property data and generate investment scoring. Property data submitted for AI analysis may be processed by third-party AI service providers under contractual data protection obligations. Only public-record property data is sent to AI service providers — no personal user information (such as your name, email, or payment details) is included in AI processing requests.
4. Property Data Sources
All property data displayed on PropIntel is sourced directly from public government records maintained by county property appraisers, tax collectors, clerks of court, and other government agencies. We do not purchase property data from third-party data aggregators or brokers. Property data includes parcel information, assessed values, sales history, permits, tax delinquency records, lis pendens filings, probate cases, and code violations — all of which are matters of public record.
5. Cookies and Tracking
PropIntel uses session cookies provided by Clerk to maintain your authenticated session. These cookies are strictly necessary for the Service to function and cannot be disabled while using PropIntel.
We do not use advertising cookies, cross-site tracking cookies, or sell data to advertisers. If we introduce analytics cookies in the future, we will update this policy and provide appropriate notice.
6. Data Retention
- Account data: Retained while your account is active. Upon account closure, your personal data will be deleted within 90 days, except where retention is required by law.
- Usage data: Retained in aggregated, anonymized form for service improvement. Individual usage logs are purged within 12 months.
- AI scoring results: Retained to provide your scoring history and to improve scoring quality. You may request deletion of your scoring history at any time.
- Payment records: Retained as required by applicable tax and financial regulations.
7. Your Rights
You have the right to:
- Access the personal data we hold about you
- Correct inaccurate personal data
- Delete your account and associated personal data
- Export your AI scoring history and saved search data
- Opt out of non-essential communications

8. California Residents (CCPA)
If you are a California resident, the California Consumer Privacy Act (CCPA) provides you with additional rights regarding your personal information:
- Right to Know: You may request that we disclose the categories and specific pieces of personal information we have collected about you, the categories of sources, the business purpose for collecting it, and the categories of third parties with whom we share it.
- Right to Delete: You may request that we delete the personal information we have collected from you, subject to certain exceptions.
- Right to Opt Out of Sale: We do not sell personal information. If this changes, we will provide a “Do Not Sell My Personal Information” mechanism.
- Non-Discrimination: We will not discriminate against you for exercising your CCPA rights.

PropIntel is not intended for users under 18 years of age. We do not knowingly collect personal information from anyone under 18. If we learn that we have collected personal information from a user under 18, we will delete that information promptly. 11. Changes to This Policy
We may update this Privacy Policy from time to time. We will notify you of material changes by posting the updated policy on this page with a revised “Last updated” date. Your continued use of PropIntel after changes are posted constitutes acceptance of the revised policy.
