Understanding the Distress Score
The Distress Score converts multiple raw distress indicators into a single 0–100 number. Higher scores mean more indicators of financial stress and motivated ownership.
Score Weights
| Signal | Weight |
|---|---|
| Tax Delinquency | 30% |
| Lis Pendens | 25% |
| Code Violations | 20% |
| Probate | 15% |
| Vacancy Indicators | 10% |
Interpreting the Score
| Score Range | Interpretation |
|---|---|
| 0–20 | Low distress |
| 21–40 | Mild distress |
| 41–60 | Moderate distress |
| 61–80 | High distress — motivated seller likely |
| 81–100 | Severe distress — maximum motivation |
Filtering by Score
Use the Distress Score range slider in the filter sidebar: - Score ≥ 40: Broad sweep - Score ≥ 60: Focused - Score ≥ 80: Highest-conviction situations only
Scores recalculate automatically after each new data ingest.
