What Distress Signals Does PropIntel Track?

PropIntel aggregates five categories of distress signals directly from county government sources — no third-party data brokers, no stale aggregator feeds. Each signal independently indicates a motivated seller or an undervalued asset. Combined, they form the Distress Score that lets you filter and rank opportunities at scale.

The Five Distress Signal Categories

1. Tax Delinquency

A property owner who hasn't paid property taxes is under financial stress. PropIntel tracks delinquency amounts, years outstanding, and certificate status. Learn more →

2. Lis Pendens

A lis pendens is a recorded notice that a lawsuit affecting title is in progress. Most commonly signals foreclosure, but also covers divorce, contractor liens, and boundary disputes. Learn more →

3. Probate

When a property owner dies without a living trust, the property enters probate. Heirs often want to liquidate quickly and frequently sell at a discount. Learn more →

4. Code Violations

Active code enforcement actions indicate absentee owners, deferred maintenance, or vacant/abandoned properties. Learn more →

5. Vacancy & Abandonment Indicators

Derived from utility disconnect records, USPS vacant delivery flags, and assessed conditions data.

How PropIntel Sources This Data

All distress data is pulled directly from county government sources — never from Regrid, ATTOM, or any third-party aggregator.
