Data Accuracy & How to Report Issues

PropIntel data is sourced directly from county government records, making it highly accurate. However, some discrepancies can occur.

Common Data Accuracy Notes

Address normalization County records may format addresses differently (123 MAIN ST vs 123 Main Street). PropIntel normalizes addresses for consistency, but edge cases exist.

Ownership record lag When a property sells, the county recorder may take 30-90 days to update ownership records. During this lag, PropIntel shows the previous owner because that is what the county records show.

Assessed vs market value Assessed values are set by the county assessor and often differ from true market value. Assessed values are typically lower than market value. This is by design in the assessment system, not a PropIntel error.

Mobile home parcels Mobile home / manufactured housing data is inconsistent across counties. Some counties treat them as personal property (not real property), which means they may not appear in parcel records.

Commercial square footage Commercial property square footage may be approximate. Some counties report gross building area; others report net leasable area.

How to Report Data Issues

If you spot a data error:

  1. Open the property's Detail Panel.
  2. Click the flag icon (report data issue).
  3. Select the issue type (wrong value, wrong owner, wrong address, etc.).
  4. Add an optional note describing the issue.
  5. Submit the report.

Reported issues are reviewed by the PropIntel team and corrected in the next data refresh cycle for that county.

Known Data Limitations

  • Rural counties — May update data quarterly or annually (not monthly)
  • Recently sold properties — Ownership may show previous owner for 30-90 days after sale
  • Flood zones — FEMA maps are updated infrequently; local flood risk may differ from FEMA designations
  • Zoning — Municipal zoning changes between county data releases may not be reflected immediately
