Where Does PropIntel Data Come From?

PropIntel self-aggregates all data directly from county government sources. We do not use third-party data aggregators like Regrid, ATTOM, or CoreLogic.

Why Direct County Sources?

By going directly to the source, PropIntel provides:

  • More accurate data — No telephone-game degradation from aggregator-to-aggregator transfers
  • Faster updates — We ingest new data as soon as counties publish it, without waiting for a third party to process it
  • Data ownership — PropIntel owns its data pipeline, not a licensing relationship that can be revoked
  • Lower cost — No aggregator licensing fees means lower subscription prices for users

Data Types and Sources

Parcel attributes (address, owner, value, size, year built) Source: County Property Appraiser / County Appraisal District offices Format: Bulk data downloads (CSV, DBF, or online portals)

Parcel boundaries (geometry) Source: County GIS departments or state GIS portals Format: Shapefiles or GeoJSON

Tax delinquency Source: County Tax Collector offices Format: Delinquent tax rolls published after annual deadlines

Lis pendens (pre-foreclosure) Source: County Clerk of Court official records Format: Daily or monthly filings from clerk recording systems

Code violations Source: County and municipal code enforcement departments Format: Violation databases and open data portals

Probate cases Source: County Clerk of Court / Circuit Court records Format: Probate filings from court systems

Flood zones Source: FEMA National Flood Hazard Layer (NFHL) Format: National shapefile dataset, updated with each FEMA map revision

Zoning districts Source: County and municipal GIS portals Format: Shapefiles with zoning designation attributes
