Your First 5 Minutes in PropIntel

This guide walks you through the core workflow so you can find your first deal candidate quickly.

Step 1 — Sign in and reach the dashboard

Go to app.propintel.co and sign in. You will land on the main dashboard: map on the left, data grid at the bottom, filter sidebar on the right.

Step 2 — Choose a state and county

In the Sidebar, use the state selector to choose Florida, Texas, or Georgia. Then select a county from the dropdown. Filtering by county is the fastest way to narrow results to a manageable set.

New to a county? When you first access a county, PropIntel may show a brief county onboarding card explaining the data sources and coverage for that county. You can dismiss it after reviewing.

Step 3 — Apply your first distress filter

In the Distress Signals section of the sidebar, click one of the chips:

  • Tax Delinquent — owners who have not paid property taxes
  • Foreclosure — active lis pendens filings (foreclosure in progress)
  • Code Violation — properties with open code enforcement cases
  • Probate — properties tied to an estate

Click Apply Filters. The map and grid update to show only matching properties.

Step 4 — View a property's details

Click any row in the Data Grid or any parcel on the map. The Detail Panel opens on the right. It shows the property's assessed value, owner information, building details, distress score, and a Google Street View image.

Step 5 — Run AI Scoring

Once you have a filtered set of properties, open the AI Scoring section in the sidebar and choose a deal profile that matches your strategy. For example, "Curative Title / Tax Deed" if you filtered for tax delinquencies. Click Run Scoring. PropIntel scores each property and ranks the results with plain-English explanations.

That is the core loop. From here, save your filter combination as a Saved Search and set up email alerts so you never miss new matches.
