Your First 5 Minutes on PropIntel

This guide walks you through the essential steps to go from sign-up to your first scored lead in under five minutes.

Step 1: Sign Up and Choose a Plan

Head to propintel.co/sign-up and create your account. You can start with a free trial — no credit card required. Once you confirm your email, you land on the main dashboard.

Step 2: Select Your County

In the left sidebar, use the County dropdown to pick your target market. If you are on the Starter plan, you get one county. Pro gives you five, and Commercial is unlimited.

Start with the county you know best — your local market where you can verify data against your own knowledge.

Step 3: Apply Your First Filter

Under Distress Signals in the sidebar, check Tax Delinquent. The map and DataGrid immediately update to show only properties with outstanding tax delinquencies. You should see the parcel count drop from thousands to a focused subset.

Step 4: Click a Property

Click any parcel on the map (or any row in the DataGrid). The Detail Panel slides open on the right showing:

• Overview — Address, owner, assessed value, lot size, year built
• Details — Legal description, zoning, flood zone, last sale info
• History — Tax delinquency records, lis pendens, code violations
• AI — Run scoring or Deep Research from here

Step 5: Run AI Scoring

With your filtered set still active:

1. Open the Scoring panel (sparkle icon in the sidebar).
2. Select a deal profile — try Tax Distressed for your first run.
3. Click Score These Properties.
4. Wait 30-90 seconds while the AI evaluates each property.
5. Results appear sorted by score. Click any property to read the AI's explanation of why it scored high or low.
