1. Absentee Owner

Targets: Properties where the owner's mailing address differs from the property address. Key signals: Out-of-state ownership, long ownership duration, multiple properties under same entity. Best for: Wholesalers looking for landlords who may be tired of remote management.

2. Tax Distressed

Targets: Properties with outstanding tax delinquencies. Key signals: Delinquency amount relative to property value, duration of delinquency, approaching tax sale deadline. Best for: Tax lien investors, wholesalers targeting motivated sellers facing tax sale.

3. Pre-Foreclosure

Targets: Properties with active lis pendens (foreclosure filings). Key signals: Lis pendens filing date, equity position, owner-occupied status. Best for: Investors who negotiate with owners before bank foreclosure completes.

4. Probate / Estate

Targets: Properties associated with probate cases. Key signals: Probate filing, property condition indicators, heir vs estate ownership. Best for: Investors experienced with estate sales and heir negotiations.

5. Equity Rich

Targets: Properties with significant equity (market value well above any liens). Key signals: Assessed value vs last sale price, ownership duration, no recent mortgage activity. Best for: Cash buyers and wholesalers — high equity means more room for creative deal structures.

6. Long-Term Hold

Targets: Properties owned by the same party for 10+ years. Key signals: Ownership duration, no recent refinance, aging owner indicators. Best for: Finding legacy properties where owners may be ready to sell.

7. Fix & Flip

Targets: Properties likely to benefit from renovation and resale. Key signals: Below-market value, older construction, large lot (upside potential), neighborhood value trends. Best for: Flippers looking for undervalued properties in appreciating areas.

8. ADU Opportunity

Targets: Properties where an Accessory Dwelling Unit could be built. Key signals: Lot size, zoning allows ADUs, alley access, existing improvements leave room for additional structure. Best for: Investors adding rental income through ADU construction. Pro+

9. House & Business

Targets: Properties zoned or suitable for mixed residential/commercial use. Key signals: Mixed-use zoning, lot size, frontage, proximity to commercial corridors. Best for: Investors looking for live/work properties or small commercial conversions. Pro+
