Deep Research goes beyond a score to produce a comprehensive investment brief for a single property. Use it on your top-scored leads before making offers. Pro+

What Is Included

A Deep Research report synthesizes all available data into an actionable brief:

• Ownership history analysis — How long the current owner has held the property, any ownership transfers, entity vs individual
• Distress signal timeline — Chronological view of tax delinquencies, lis pendens, code violations, and probate filings
• Neighborhood context — Property values in the surrounding area, recent sales, market trends
• Comparable sales — Recent nearby sales of similar properties to support your offer price
• Renovation cost estimate — For properties that may need work, an estimate based on age, size, and condition indicators
• Exit strategy analysis — How the property fits different strategies (wholesale, flip, hold) with estimated returns

How to Run Deep Research

1. Open the Detail Panel for any property (click it on the map or in the DataGrid).
2. Navigate to the AI tab.
3. Click Deep Research.
4. Wait approximately 30-60 seconds for the report to generate.
5. The report appears in the AI tab and is saved for future reference.

Cost

Deep Research uses 10 research credits per property. Credits are included monthly with Pro and Commercial plans, or purchasable as credit packs.

When to Use Deep Research

Deep Research is most valuable for:

• Properties that scored 80+ on AI scoring — validate the opportunity before outreach
• Properties you are preparing an offer on — the comparable sales and cost estimates support your numbers
• Properties with complex distress situations — the timeline view helps you understand the seller's position

Do not use Deep Research on every property. Use scoring first to narrow your list, then Deep Research on your top 5-10 leads.

Report Caching

Reports are cached for 30 days. If you request Deep Research on a property that was researched within the last 30 days, you get the cached report instantly without using additional credits.
