Understanding AI Scoring

PropIntel's AI Scoring engine evaluates filtered properties against a specific investment thesis and returns a ranked list with score explanations. It is powered by Claude, Anthropic's AI model, running against real county parcel data.

How it works

  1. Apply filters in the sidebar to narrow properties to a relevant set (e.g., tax-delinquent single-family homes under $200K in Pinellas County).
  2. Select a Deal Profile — a pre-built investment thesis. Each profile defines what makes a property a strong fit.
  3. Run Scoring. PropIntel submits each property's data to the AI — assessed value, building age, distress signals, owner type, acreage, zoning, flood zone, and 20+ other fields — evaluated against the profile's weighted criteria.
  4. Results appear in the Scoring Results Grid, ranked from highest to lowest score, with a plain-English rationale for each property.

Score range and interpretation

Scores run from 0 to 100:

  • 75–100 — Strong match for the profile thesis; prioritize for review
  • 50–74 — Reasonable match; worth evaluating in the context of other signals
  • 0–49 — Weak match; the AI identified factors that conflict with the thesis

Each result includes a brief plain-English rationale explaining the most important factors driving the score up or down.

The 200-parcel warning

Scoring has a small per-parcel AI cost. PropIntel warns you if your filtered set exceeds 200 properties before starting a run. Tighten your filters first to focus scoring on your highest-priority properties.

Score overlay on the map

After a scoring run, enable the Score overlay in the Layer Controls to color parcels from red (low score) to green (high score) on the map.

Custom profiles and stacked scoring

Higher-tier plans allow you to create custom profiles tailored to your exact criteria. You can also run multiple profiles against the same set and use the Top Opportunities view to surface properties that score well across multiple strategies. See:
