Scoring Tips — Getting Better Results
These best practices help you get more actionable results from AI scoring.
1. Always Filter Before Scoring
Scoring 50 targeted properties beats scoring 500 random ones. Use the sidebar filters to narrow down to properties that match your basic criteria (property type, location, value range) before asking the AI to evaluate them.
The 200-property limit is a feature, not a limitation. It forces you to think about what you actually want before spending credits.
2. Use the Right Profile for Your Strategy
Do not score a Fix & Flip profile on commercial properties, or a Tax Distressed profile on owner-occupied homes with no delinquency. Match your profile to your property set for meaningful results.
If no built-in profile matches your approach, create a custom profile with your specific criteria.
3. Read the AI Explanation, Not Just the Number
A score of 78 does not tell you why. The written explanation does. Two properties at 78 may have scored that way for completely different reasons — one may be a better fit for your specific situation.
4. Factor in Confidence
A high-confidence score of 72 is more actionable than a low-confidence score of 85. Low confidence means the AI was guessing due to missing data.
5. Stack Two Profiles
Run a second profile on the same set to find overlapping opportunities. Properties that score well on both Tax Distressed and Absentee Owner, for example, have stacked motivation signals. See Stacked Scoring.
6. Re-Run with Custom Profiles
If the built-in profiles produce mediocre results, write a custom profile that is specific to your exact criteria. The more specific your strategy description, the better the AI performs.
7. Use Scoring Results for Outreach
Sort by score, take the top 20, read their explanations, and craft personalized outreach. Mention specific details from the AI explanation in your letters or calls — it shows the seller you have done research.
8. Score Regularly
New data flows into PropIntel continuously (daily lis pendens for Hillsborough, monthly for other counties). Re-scoring your saved search periodically catches newly distressed properties.
