Due Diligence Workflow — From Score to Deal

An AI score is a starting point, not a buying decision. This guide walks through full due diligence for a PropIntel-sourced lead.

Stage 1: AI Score Review

Read the scoring explanation carefully. Check for: - Score driven entirely by one signal (weaker thesis) - Flood zone overlap (check the Flood Zone layer) - Unusual zoning for its property type - Assessed value dramatically different from surrounding properties

Stage 2: Deep Research in PropIntel

Use the detail panel tabs: - Owner tab: Mailing address, portfolio view (how many other properties?) - Tax tab: Assessed values, exemptions, tax history - Distress tab: Each signal with dates and detail - Sales History tab: All recorded transfers with prices - AI Analysis tab: Full scoring explanation

Stage 3: County Records Verification

Verify at the source: - Property appraiser: Parcel ID, legal description, lot size, building characteristics - Tax collector: Delinquency amount and years outstanding - Clerk of Court: Full lis pendens or probate case file - Code enforcement: Violation severity and pending hearings

Stage 4: Title Research

Run a preliminary title search ($50–100 from a title company): - Ownership chain - Additional liens (HOA, municipal, IRS) - Easements or deed restrictions - Legal description confirmation

Stage 5: Owner Outreach

Contact the owner or representative with your research in hand. Be specific: "I see the property has been tax delinquent since 2022. I can close in 14 days with cash." Log all contact attempts in PropIntel's notes tab.

Stage 6: Close

Once under contract, advance to Under Contract in PropIntel's pipeline. After closing, mark as Closed. The deal stays in your history.
