Before you head out — install the app
For the best D4D experience, install PropIntel as a PWA on your home screen. This enables full-screen mode, faster loading, and offline support. See Install PropIntel on Your Phone.
Enabling D4D mode
Tap the Car icon in the top bar to enter D4D mode. You will be prompted to allow location access — this is required. Once enabled, the map centers on your current GPS position and shows nearby distressed properties highlighted as you move.
What you see while driving
Parcels matching your current filters appear around your GPS position. Properties with active distress signals — tax delinquency, lis pendens, code violations, or probate — are highlighted in red/orange so they stand out.
A proximity alert can be configured to vibrate or chime when you approach a high-distress property. Enable it in D4D settings.
Tap any property to open the D4D Field Peek — a quick overlay showing: - Owner name and mailing address - Assessed value - Active distress signals - Motivation score - Option to save, photograph, or voice note the property
Capturing field observations
While in D4D mode you can:
- Take photos of the property from the street. Photos are tagged with the parcel ID and GPS coordinates and saved to that property's record.
- Record voice notes describing what you observe (condition, vacancy signals, access issues). Voice notes are transcribed and attached to the property.
- Save the property to a Property List for follow-up.
Offline mode
D4D works in areas with poor cell signal. Before heading out:
- Navigate to your target area in D4D mode.
- Use Pre-cache area to download tiles and property data.
- Go offline. Cached parcels and filters remain fully functional.
- Photos, voice notes, and saves queue locally and sync when you reconnect.
