Market Activity Alerts
Market Activity Alerts give you a county-level view of distress signal velocity — how many new lis pendens, tax delinquency records, and code violations are being filed in your target county over a rolling window.
This is different from Saved Search alerts, which notify you when a specific property matches your filter criteria. Market Activity Alerts answer the broader question: "Is distress activity in my target county accelerating or slowing down?"

Viewing county activity
- Open the Notifications panel (bell icon in the top bar).
- Switch to the Market Activity tab.
- Select the county and the lookback window (1–30 days, default 7 days).
The panel shows rolling counts for: - New lis pendens filings — new foreclosure actions recorded at the county clerk during the lookback window - New tax delinquency records — new delinquent accounts or updated delinquency rolls - New code violations — new enforcement cases opened
Why this matters
Rising lis pendens counts can be an early indicator that financial stress is entering a neighborhood or submarket before it shows up in individual property searches. Investors who spot the trend early have more time to build their pipeline ahead of deal saturation.
Configuring alerts
Under Alerts → Market Activity, set threshold rules:
- Alert me when new lis pendens in [county] exceed [N] per day
- Alert me when new tax delinquency records exceed [N] per week
PropIntel sends an email notification when the threshold is crossed.
