Building a Buy Box with Filters + AI Scoring
A buy box is your precise definition of a deal you'll actually pursue. PropIntel lets you encode it as a filter set + deal profile combination.
Step 1: Define Your Criteria
Example buy box: - Property type: SFR - Bedrooms: 3+ - Square footage: 1,000–2,000 sf - Estimated value: $80,000–$200,000 - Location: Pinellas County (excluding barrier islands) - Distress: At least one active signal - Equity: Minimum 20%
Step 2: Set the Filters
Configure each criterion in the filter sidebar. Aim for 50–300 properties in your result set — enough to score meaningfully, not so many you waste credits.
Step 3: Select a Deal Profile
Open the AI Scoring panel and select a profile matching your strategy: BRRRR, Tax-Delinquent Acquisition, Wholesale, Fix & Flip. Or create a custom profile. Learn more →
Step 4: Run the Scoring Pass
Click Score These Properties. PropIntel shows the parcel count and estimated credit cost before you confirm. Processing takes 30–90 seconds.
Step 5: Review Ranked Results
Sort by AI Score descending. Review the explanation for each top-ranked property — the AI flags the specific reasons it scored high.
Step 6: Save the Search
Click Save Search to save your filter configuration. PropIntel alerts you when new properties enter your filter set. Alerts →
