Skip tracing finds contact information for a property owner when their mailing address alone is not enough — mobile phone, email address, and additional verified addresses.
PropIntel integrates directly with a licensed skip trace provider so you can run traces without leaving the platform.

Running a skip trace
- Open any property's Detail Panel.
- Click the Skip Trace tab.
- Click Run Skip Trace.
- Results return within a few seconds and display:
- Mobile phone numbers (primary + secondary)
- Email addresses
- Additional mailing addresses on file
- Relative / associate names (when available)
Results are cached for 30 days. If a trace was run recently, PropIntel returns the cached result immediately at no additional cost.

Data source and accuracy
Skip trace results come from a third-party licensed people-search provider (Enformion). PropIntel passes the owner name and property address; the provider returns aggregated contact data from public records and commercial databases. Accuracy varies — always verify contact information before outreach.
Legal use
Skip tracing is legal for real estate investment purposes. You are responsible for complying with applicable TCPA, CAN-SPAM, and state telemarketing laws when using contact information obtained through skip tracing.
