Heatmap Layers (Value, Equity, Distress, Ownership Duration)
PropIntel offers four heatmap overlays that reveal geographic patterns invisible in table data. Use them to identify neighborhoods before drilling into individual parcels.
Value Heatmap
Shows where property values cluster geographically. Hot spots (red/orange) indicate high-value concentrations; cool areas (blue/green) indicate lower values.
Use case: Find value disparity — a lower-value property surrounded by high-value properties may have upside potential. This is the foundation of the "worst house on the best block" strategy.
Equity Heatmap
Displays equity concentration across the map. High-equity zones show where owners have significant equity positions.
Use case: Target high-equity neighborhoods for wholesale marketing. Owners with substantial equity can accept below-market offers and still walk away satisfied. This data helps you focus direct mail campaigns on areas where your offers have the best chance of acceptance.
Distress Heatmap
Highlights geographic clusters of distress signals — tax delinquencies, lis pendens, code violations, and probate cases.
Use case: Concentrated distress often indicates a neighborhood in transition. This could mean: - A pocket of neglected properties ripe for investor acquisition - An area where the local economy has shifted - Neighborhoods where your door-knocking or D4D sessions will be most productive
Ownership Duration Heatmap
Reveals where long-term owners (10+ years) cluster. These owners may be aging, tired landlords, or sitting on legacy properties.
Use case: Long-term owners combined with any distress signal are often the most motivated sellers. They have owned the property long enough to have significant equity but may lack the energy or resources to maintain it.
Using Heatmaps Strategically
- Start with the Distress Heatmap to identify distressed neighborhoods.
- Switch to the Equity Heatmap to confirm those same areas have equity (distressed + no equity = limited opportunity).
- Layer the Ownership Duration Heatmap to find the sweet spot: distressed, high-equity, long-term owners.
- Zoom into the hot zone and apply your detailed filters.
Toggling Heatmaps
Open the layer control panel (top-right of map) and toggle heatmaps on/off. Only one heatmap type can be active at a time.
