Map Layers & Layer Controls

PropIntel's map supports multiple overlay layers that reveal geographic patterns in property data. Toggle them from the layer control panel in the top-right corner of the map.

Available Layers

Parcels (Base Layer) Always visible. Shows parcel boundaries as interactive polygons. Click to open the Detail Panel.

Heatmap — Value Colors the map by property value density. Hot spots indicate clusters of high-value properties. Use this to identify value disparity — find lower-value properties surrounded by high-value ones.

Heatmap — Equity Shows equity concentration across the map. Target high-equity areas for wholesale opportunities where owners have significant equity positions.

Heatmap — Distress Highlights geographic clusters of distress signals (tax delinquency, lis pendens, code violations). Use this for direct mail campaign targeting — focus your mailers on areas with concentrated distress.

Heatmap — Ownership Duration Reveals where long-term owners cluster. Properties held 15+ years often indicate owners who may be ready to sell — especially if combined with distress signals.

Zoning Districts Color-coded overlay showing zoning categories: residential (green), commercial (blue), industrial (orange), mixed-use (purple). Useful for finding ADU opportunities, commercial conversion candidates, and verifying property use. Pro+

Flood Zones FEMA National Flood Hazard Layer designations. Zones AE and VE indicate high-risk flood areas requiring flood insurance. Zone X is minimal risk. Critical for understanding true ownership costs and insurance requirements.

Score Overlay After running an AI scoring session, the score overlay colors parcels by their score: green (high), yellow (medium), red (low). This gives you a geographic view of where opportunities cluster.

How to Toggle Layers

1. Click the layer icon in the top-right corner of the map.
2. The layer panel opens showing all available layers with toggle switches.
3. Click any toggle to show/hide that layer.
4. Multiple layers can be active simultaneously — they stack on top of each other.

Tier Restrictions

Some layers require a Pro or Commercial plan: - Zoning Districts — Pro+ - Flood Zones — available on all plans - Heatmaps — available on all plans - Score Overlay — requires an AI scoring run (credits needed)
